How is a mortgage payment calculated?

Principal-and-interest uses M = P · r(1+r)^n / ((1+r)^n − 1) where r is the monthly rate and n is months. The full PITI payment adds property tax / 12, homeowners insurance / 12, and (if applicable) PMI and HOA. The Mortgage calculator on this page shows each component and the amortization schedule.

How much house can I afford?

Lenders typically cap front-end DTI (housing) at ~28% of gross income and back-end DTI (all debt) at ~36–43%. The Home Affordability and DTI calculators back into the mortgage payment that fits, then convert it to a price given your down payment, rate, and taxes.

Is it worth refinancing my mortgage?

The break-even formula is closing costs / monthly savings. If you'll stay in the home longer than the break-even month, refinancing usually wins. The Mortgage Refinance calculator runs both the new payment and the lifetime interest delta so you can see both effects.

What's a good ROI on a rental property?
